The Complainant is the assured tenant of the Landlord. He was initially allocated to property number 3 in the Landlord’s scheme but was transferred from that property to number 17 following complaints he made about noise nuisance and problems with the heating system.

The Complainant complained to the Ombudsman with respect to the fees charged by and actions of a residents association and his Landlord’s handling of his complaint about this to it.

The Complainant has been an assured tenant of the landlord since 29 January 2001. He resides in a one-bedroom basement flat. The complainant suffers from HIV, hepatitis C and depression. The Complainant complained to the Ombudsman over the way his Landlord had dealt with his transfer application and repairs at his property.

The Landlord had carried out works to the Complainant’s property to remove asbestos. During these works the Complainant of her own accord left the property. The Complainant claimed that the Landlord had agreed to meet her costs of her living away from the property.

The Complainant was the tenant of a property owned by the Landlord. The Complainant was temporarily decanted to alternative accommodation while the Landlord carried out works at the property. On the completion of the works the Complainant complained that the effect of the works had been to significantly reduce the size of the property.

The Landlord proposed to carry out works that would have involved the demolition of the Complainant’s property as part of a redevelopment. The Landlord had not consulted the Complainant in respect of this in spite of the fact that the Complainant’s tenancy agreement required the Landlord to do so.

The Complainant complained to the Ombudsman of the manner in which his Landlord had dealt with his right to buy application. He complained that in 1998 when he first applied to buy his home he was informed that he was not eligible to exercise the right to buy.

The Complainant complained to the Housing Ombudsman Service that her Landlord had failed to give her adequate warning or sufficiently consult with her before it carried out major works to property adjoining her own, and that while the Landlord agreed to a 50 per cent rent reduction to reflect the inconvenience caused to the Complainant by the major works its managing agent had failed to ensure this reduction was actually reflected in her rent account...

The Complainant complained to the Landlord about a number of issues, one of which was that the Landlord had failed to properly consider his complaint of ASB (in this case allegations of noise nuisance) by residents of the upstairs flat...
